Over 90% of properties that have rental units have not been retrofitted to the minimum standards of  the Ontario Fire Code retrofit legislation. Many lenders do prefer that multi-unit residential buildings meet retrofit standards however this is not always a requirement to get financing on these types of properties.

While many income properties may not be retrofitted they still eventually must comply with the Ontario Fire Code.   The purchaser should understand that they assume all liability on the day they take possession including responsibility for any outstanding Ontario Fire Code violations.

Talk to your real estate or legal representative about requesting an inspection by Norfolk County Fire & Rescue Services prior to any potential purchase to ensure Ontario Fire Code compliance.
